Buying and selling land in Bihar will soon become much easier. Many people currently face court cases because of incomplete information or fake land documents.
To solve this problem, the Nitish Kumar government is introducing a major reform from April 1, 2026.
Under the new rule, land registration will require 13 important details instead of minimal information. The aim is to make land deals transparent and prevent disputes.
This reform is part of the Chief Minister’s ‘Saat Nischay-3’ programme, which focuses on making land registration simple and clear for the public.
Strict Instructions to District Officials
The Revenue and Land Reforms Department and the Prohibition, Excise and Registration Department of Bihar have jointly sent instructions to all District Magistrates (DMs).
The government believes that incomplete information during land registration later causes legal disputes. With the new system, buyers will know all land details in advance, reducing future problems.
13 Mandatory Details for Land Registration
From April 1, 2026, buyers must log in to the e-registration portal and fill in these 13 details before the application can move forward:
Name of the Registration Office
Circle
Village name
Police Station number
Account number
Khesra (plot) number
Total land area
Boundary details (neighbouring land)
Khatian details
Name of Khatian Raiyat
Buyer’s name
Seller’s name
Land type (agricultural or residential)
Digital Verification and SMS Updates
The new system also includes government verification of land information:
Verification option: Buyers can request updated land records.
CO investigation: The request will go directly to the Circle Officer (CO) or Revenue Officer.
10-day check: The officer must verify all land details within 10 days and send updates by SMS.
Auto-forward: If no objection is found within 10 days, the information will be treated as correct and the application will automatically move to the registry office.
Why This New Rule is Helpful
Many people currently buy land without proper checks and later discover problems like wrong plot numbers or fake ownership. The new system will help in several ways:
Fraud control: Online verification of plot and Khatian details will reduce fraud.
No office visits: The e-registration system removes the need to visit offices repeatedly.
Better transparency: Buyers will be more informed and cautious before purchasing land.
